RESERVATIONS: Reservations can be made by calling us at 757-285-0382, or by visiting our web site at 24 hours per day, 7 days per week, or by sending us an email at

CONFIRMATION: Once you make a reservation by phone, or email, we will forward a Vacation Rental Agreement to you. Your down payment is required to hold a confirmed reservation. Acceptable forms of payment are credit card, personal check*, money order, certified check or traveler's checks. One copy of the signed Agreement must be returned with the advance payment in order for the reservation to be confirmed. All unconfirmed reservations are cancelled automatically and without notice after 10 days. Please make checks payable to: I. Glenn Midgett, and mail to 2936 Elegance Lane, Virginia Beach, VA 23456

BALANCE DUE: The balance of the rent and tax, plus the Refundable Security Deposit will be due 30 days prior to your arrival date. We cannot accept a personal check if we do not have 30 days for it to clear prior to your arrival date. *If we do not have time for a personal check to clear (30 days), payment must be made with credit card, cash, certified check, traveler's check, or money order . Any reservations made within 30 days of the arrival date must be paid in full using acceptable forms of payment. Owner reserves the right to amend the tax rate if and when the proposed increase goes into effect. Therefore, the balance due listed on this agreement may increase and if so, tenant will be advised by mail.

ARRIVAL: We will be happy to leave a packet containing keys and information for  our guests, provided that they have paid their balance in full and have submitted a Rental Agreement for that rental period to us prior to arrival. Failure to return a signed Vacation Rental Agreement prior to arrival may result in denied entry to the property. The packet will be located on the kitchen counter top.

If we are not notified within 24 hours of your arrival, we will consider that everything was found to your satisfaction.


If any of above groups is found occupying a property, the Vacation Rental Agreement will terminate at that time and immediate eviction will occur in accordance with the North Carolina Vacation Rental Expeditious Eviction Laws. Any misrepresentations made when making the reservation will result in denial of entry at check-in and all monies paid may be forfeited. If you have any questions concerning this policy, please contact Owner for a further explanation to avoid any problems.

OCCUPANCY: Our occupancy limits are determined by our local Health Department due to the fact that our properties are serviced by septic systems, and these limits are strictly enforced. The maximum occupancy will be listed on the Vacation Rental Agreement, and this includes children, except infants in cribs

CANCELLATIONS: Cancellation of a confirmed reservation shall be subject to an administrative fee of 10% of the deposit. The cancellation (administrative) fee is payable to Owner to cover the expenses of rebooking the property and the additional paper work involved. Owner must be notified in writing of a cancellation. A last minute cancellation will be accepted by phone but must be followed by a letter.

Trip Cancellation/Interruption Insurance is highly recommended.

REFUNDS: No refunds will be made due to unfavorable weather, maintenance problems, inoperable appliances, faulty equipment, or disruption of utility services.

HURRICANES: If a hurricane should threaten Dare County, it is important that you follow instructions given by local authorities. Our policy is that we provide prorated refunds due to hurricane evacuation.

PETS: We do not allow pets in or on the property.

PROVIDED EQUIPMENT: Property is equipped with refrigerator, stove, dishwasher and microwave and is furnished with dishes, glasses, eating and cooking utensils, coffee pot, toaster, can opener, mattress pads, bedspreads, and pillows.

TELEVISIONS: (5) television sets and basic cable service is provided. (1)VCR and (2) DVD players are also provided, and there will be no replacement issued or refund for malfunctions. High Speed Internet Connection provided.

TENANT RESPONSIBILITIES: We ask that property be treated as if it were your own. Please leave the property as you found it, being sure to wash and put away all dishes, take out the trash, and vacuum. Do not rearrange the bedding or furniture. Close and lock all doors and windows, and turn off all lights. Failure of tenants to comply with all tenant responsibilities will result in tenant being charged for additional clean up and/or damages. 

SECURITY DEPOSITS: Security Deposits are due with your final balance. The property will be inspected prior to your arrival and again when you vacate, and the deposit is disbursed (including taxes) within 10 days of your departure. Tenant must report damage to property immediately or it will be deemed that they are responsible for said damage.

THIS IS A SMOKE FREE COTTAGE: Please consider our guests that rent after you, they may have a allegory that will not tolerate smoking. Smoking is only permitted on front porch or outside
